In 2014, Key’s Community Development Lending and Investment platform provided nearly $400 million in debt and equity financing to developments in underserved communities. KCDC alone has a substantial portfolio with a current book value of more than $1 billion, 90% of which is Low Income Housing Tax Credit investment. For its ability to lend to, invest in, and serve its communities, especially low-to-moderate income communities, KeyBank, as of its last exam, was the first top U.S. bank to have earned eight “Outstanding” ratings from the Office of the Comptroller of the Currency (OCC), for exceeding the terms of the Community Reinvestment Act (CRA) exam.

KeyBank’s Community Development Lending & Investment (CDLI) team has provided a total of $49.7 million in financing to a joint venture among Koelbel and Company, Mile High Development and Longs Peak Advisors to support the new construction of Eaton Street Apartments, a 118-unit affordable housing development in Westminster, CO. Specifically, KeyBank provided a $24.8 million construction loan, a $14.1 million LIHTC equity investment and a $10.8 million Fannie Mae permanent loan. Jefferson County Housing Authority is a Special Limited Partner.

KeyBank Community Development Lending and Investment (CDLI) has provided a total of $38.5 million to Ida Yarbrough Phase II LLC, an entity owned by Albany Housing Authority (AHA), for the new construction of Ida Yarbrough Homes. The 76-unit, affordable housing property is located in Albany, NY and will set aside 12 apartments for households at risk for homelessness.

KeyBank Community Development Lending & Investment (CDLI) has provided a total of $23.7 million in Fannie Mae financing to Harmony Housing, a 501(c)(3) nonprofit organization dedicated to providing safe, clean and comfortable affordable housing throughout the United States, for the acquisition of two affordable housing properties in Texas.

KeyBank Community Development Lending & Investment (CDLI) has provided $43 million in construction financing to BRIDGE Housing Corporation (BRIDGE) for the development of 203 affordable housing units in the RiverPlace neighborhood of Portland, OR. The affordable housing project is the culmination of a competitive request for proposal process initiated jointly by the Portland Housing Bureau and Prosper Portland. National Equity Fund, Inc. is the Low-Income Housing Tax Credit limited partner of RiverPlace Housing 3 Limited Partnership (LP).

KeyBank Real Estate Capital has provided a total of $14.9 million in Fannie Mae financing to Harmony Housing, a 501(c)(3) nonprofit organization dedicated to providing safe, clean and comfortable affordable housing throughout the United States, for the acquisition of three affordable housing properties in North Carolina, Texas and Wisconsin.

KeyBank Provides $3 Million in Financing for Ammon Affordable Housing Property
KeyBank Community Development Lending & Investment (CDLI) has provided a $3 million construction loan with 9% LIHTC financing for the acquisition and rehabilitation of Peterson Park, an existing 39-unit USDA Rural Development affordable housing property, located in Ammon, ID, that will add one additional unit upon renovation. The property is comprised of five, two-story buildings, with units reserved for tenants earning between 30-60% area median income (AMI). The project will benefit from a Rental Assistance Contract for all 40 units.

KeyBank Community Development Lending & Investment (CDLI) has provided an $8.5 million construction loan and $10.5 million in 9% LIHTC equity for the development of Renton Commons, a 48-unit affordable housing project with 36 units of permanent supportive housing, located in Renton, WA.

KeyBank Community Development Lending & Investment (CDLI) has provided $16.6 million in total financing for Allegheny Dwellings Phase I. The first of three phases, Allegheny Dwellings Phase I involves replacing existing public housing with 65 new mixed income units in Pittsburgh’s Fineview neighborhood. The Project will be developed by TREK Development Group, in partnership with the Housing Authority of the City of Pittsburgh.

KeyBank Community Development Lending & Investment (CDLI) has provided a $4.4 million Fannie Mae loan to Mt. Vernon Associates, LP, to renovate Greencourt Apartments, a 76-unit, multifamily affordable apartment complex in Mount Vernon, NY, with 59 units reserved for tenants earning no more than 60% AMI.
