LEED®-EB Silver Certification – CIM: 1333 Broadway Building
(3BL Media / theCSRfeed) Oakland, CA - August 9, 2011 - The 1333 Broadway Building, a ten-story office building located in Oakland, California and managed by CIM Group, Inc., has been awarded Leadership in Energy and Environmental Design for Existing Buildings: Operations and Maintenance (LEED®-EB O+M) Silver Certification by the United States Green Building Council (USGBC). This certification recognizes that 1333 Broadway has implemented continuous sustainability improvement measures guided by LEED-EB. Leonardo Academy was the LEED consultant for this project supporting this successful achievement.
According to Don Rogers, Property Manager for CIM, “I was a little surprised that of the oldest of the properties I manage, this was the smoothest process. And we achieved Silver certification too!” The plan for 1333 Broadway was to attempt Certified level of certification within the LEED-EB O+M 2009 rating system. However, the close proximity of the property to public transportation access, both by rail and bus, not only made earning all 15 points for Sustainable Sites: Alternative Commuting Transportation a possibility, it pushed the project into Silver Certified range. Project Highlights:-
Earned all 15 points for alternative commuting, plus one additional regional priority credit

Implemented a green cleaning program in the building, resulting in an 84% compliant purchasing rate for cleaning products

Achieved an ENERGY STAR score of 83, making them eligible for the ENERGY STAR Label

Diverted 59% of the building’s waste stream through a revised waste reduction and recycling program, earning one additional point for regional priority

Earned four points for ongoing commissioning efforts and the implementation of energy use reduction strategies

Tracked, recorded and reported greenhouse gas emissions generated by the project building and associated grounds through Leonardo Academy’s Cleaner and Greener® program
